Summer is a beautiful time of year in Upstate New York. It’s also the perfect time to check on your home mechanics and maintenance to ensure safety and efficiency year-round.

          Here is what we recommend:

          1. Inspect & Clean the Air Conditioning System

Architectural Drawings - Don't devalue your custom home project or addition with cheap blueprints.

An Experienced Home Builder Should Tell You: “Discount Blueprints Devalue Your Project”

When we first began new home construction in 2012, we had already been in the industry for years. However, as anyone would expect, there were still things to learn. We built one of the first custom homes for a young couple who decided to save money on "cheap" drawings. They were excited to have saved money and were looking forward to a new future in their new home.

It was the first time we had worked with cheap drawings. We had built a few spec homes, but we always worked with a particular architect with a reputation for being the best in the field. He provided detailed, meticulous drawings. The building project flowed smoothly, and the plans weren't missing any critical pieces.

At a glance, the blueprints looked fine. The architect was licensed and had a stamp with the same credentials as our trusted architect. However, when we started examining them more closely, we quickly noticed many things missing that could have been detrimental to this customer's budget. Luckily, we caught the problems ahead of time.

Discount blueprints devalue your project! An inexperienced builder won't know what they are missing, which could cost you tons of money. They omit details, cut corners, and have costly compromises to the structural integrity and safety! The architect left no allowance for the HVAC systems or the electrical work. We knew fixing issues on the fly disrupts the project and could have dire consequences. The lead time for materials would change, wages would go up, building costs would increase, and you would end up with a home that falls short of your dreams!

Fortunately, we caught these shortcomings before the start of the build, so we stopped the project right away. Internally, we had to tell our newlyweds that if they still wanted to use New Frontiers, LLC as their builder, they would have to get new, quality drawings completed. That's the only way to start a project right: to know what you're working with under the hood.

Meticulously crafted drawings adhere to building codes and regulations from the start. They provide a clear roadmap for the project, leaving no room for guesswork or interpretation. Quality drawings account for every detail, including structural requirements for electrical layouts and plumbing systems. The investment leads to smoother construction, fewer delays, and minimal surprises. Although it may seem like a more significant upfront investment, it's an insurance policy against costly mistakes and revisions.

We learned a lesson. We decided never to take on a project where the client prioritizes discounted blueprints over the project's actual value. We are now selective about whom we choose to work with. We aim to work with clients who also have high standards and are careful about whom they collaborate with. Understandably, the decision-making process goes both ways. After all, so much is at stake.

The Shortcut: Cheap Drawings

Starting your home construction with subpar architectural drawings may seem budget-friendly, but it can cost you more in the long run.

Flaws in these drawings can lead to misunderstandings, missing details, and costly surprises during construction. Cutting corners to save on design fees can compromise your home's structural integrity, safety, and functionality.

You might encounter unexpected delays, change orders, and extra expenses as the builders need help interpreting vague or incomplete plans.

Fixing issues on the fly can disrupt the project, stress your budget, and leave you with a home that is not in your dreams.

            The Smart Investment: Quality Drawings

Investing in skilled architects and quality drawings is crucial for a successful construction project.

Meticulously crafted drawings adhere to building codes and regulations from the start.

Comprehensive drawings provide a roadmap for the project, leaving no room for guesswork or interpretation.

Every detail is accounted for, including structural requirements for electrical layouts and plumbing systems.

This investment leads to smoother construction, fewer delays, and minimal surprises

Although it may seem like a more significant upfront investment, precise drawings are an insurance policy against costly mistakes and revisions. They ensure that your dream home takes shape seamlessly, exactly as you envisioned.

5 Pro Tips for Proper Planning of a Large Construction Project

           1. Set a budget that includes a contingency plan. Set aside a 10% minimum for cost overages. When people plan to spend their entire budget on the front end, they are not prepared for cost overruns. Overruns are more likely to occur on large projects like a custom home. Preparing ahead will help you avoid overspending and ensure you are financially prepared to complete the project.

           2. Research your contractors carefully and choose one with a good reputation and a track record of quality work. Prior customers should speak highly of them: don't be afraid to ask.

           3. Clear communication with your contractor is key to meeting your needs and expectations. Request regular updates on the project and plan to be actively involved in decision-making. Building is a dynamic process, so your consistent engagement is necessary to make informed decisions as they arise. Without this, contractors may make decisions they believe are best to keep the project moving forward. Your contractor should guide you when decisions are required, allowing you to make sound choices.

           4. Being prepared for surprises and delays is essential. Home renovations often reveal hidden issues that need attention, so it's vital to be adaptable and patient. This directly impacts budget planning, ensuring you have the flexibility and decision-making ability when unexpected issues arise. Proper financial planning will keep you in control of your project.

           5. Finally, don't be afraid to get creative and think outside the box regarding your home renovation or new build. Consider incorporating unique features or design elements to make your home stand out and reflect your style.

By following these tips, you can ensure that your custom home or renovation project succeeds. You want a beautiful and functional space that you'll love for years.
